The Association

The Skånegården Housing Cooperative in Båstad was founded in 1969 and currently comprises 106 apartments. The association consists of the classic old Skånegården building, designed by architect Karl Güettler and built in 1918 by Ludvig Nobel, as well as three newer buildings (Buildings A, B, and C) designed by Sten Samuelsson and Villa Banco (architect unknown), built in 1970. The association enjoys an idyllic location in central Båstad by the sea, close to the harbor, the tennis stadium, the church, and the town square.

The association does not permit legal entities or subletting. The association has several parking areas where members and a limited number of guests can park for free with a valid permit.

FINANCES
To finance this year’s renovations, members have contributed a capital injection of 12,999,993 SEK.
One of the association’s properties (the parking lot on Lindallén) will be sold in the near future, which will bolster the association’s cash reserves.
The association adjusts its fees in line with inflation. For 2025 and 2026, this has resulted in a 2% increase , and the association intends to continue doing so in the future.
The annual fee is paid quarterly, in advance.

HEATING / ELECTRICITY
Each unit has its own electricity meter, and the units are heated in different ways: the ABC buildings use electricity, while Gamla Skånegården and Villa Banco use gas and geothermal heating. The association holds the electricity account, with individual consumption readings, which are then billed quarterly in arrears at a kWh rate set by the association for the period. The bill is sent to the owner as of the billing date.

COMMON AREAS
There are 10 guest rooms with 1–4 beds that members can rent. There are also four open common rooms with kitchens available for members to reserve. Playroom and ping-pong room. Outdoor pool and sauna. Storage units available for rent by members. A shared laundry room, available for a small fee, with four washing machines, a dryer, and a drying room. Storage units available for rent by members, as well as bicycle storage. Shared gardens with seating areas, flower beds, and ponds. Large lawns with space for play, bocce, ball games, and barbecuing.

COMPLETED MAINTENANCE (selection)
2025:
Roof replacement; during the replacement, the property’s appearance will be restored as much as possible to its original state under the supervision of historic preservation experts. This includes the roof, roof tiles, and chimneys, as well as the sheet metal work and painted details on the upper floors
Completed work on drainage, waterproofing, and new paving around the pool, as well as drainage and rerouting of stormwater pipes at the ABC buildings
At the end of 2025, the mandatory OVK inspection was conducted

Gamla Skånegården – Replaced thermostatic valves, window renovation, renovated guest room, dehumidifier in drying room, new smoke detectors

2017:
Gamla Skånegården - Replaced natural gas boiler, removed oil tanks, repointed chimneys, replaced skylights, drained laundry room, new bike storage and recycling room
Villa Banco - Repaired front door, added insulation, painting work
ABC Buildings - Redirected drainage on the east side, repaired the brick facade, installed supply air vents, painted metal roof components, and installed an ozone generator in the trash room
Common Areas - Robotic lawn mower, painted the fence, set up a playground and picnic area, and renovated the fountain

Upcoming Renovationsat

Enhance the outdoor areas—including walls and fences around Gamla Skånegården—carry out certain landscaping and garden improvements, and replace or renovate garden furniture.
