Stormwater management measures must therefore be implemented before a building permit is issued.
b1—Basements are not permitted. This zoning provision is being introduced to ensure appropriate land use and to protect public health and safety. Given the current flooding issues, it is not considered appropriate to include basements in new buildings.
e1- The maximum building area is 100 m2. This zoning provision is being introduced to regulate the building area for the subdivided properties. The provision represents a balance based on the building rights already utilized within the parent property, the minimum property size for the subdivisions, the site’s conditions—particularly with regard to heavy rainfall—as well as the building structure and building rights in the surrounding area.
f1—The facade must be a muted color. This planning provision is introduced to ensure that new construction is adapted to the site’s conditions, taking into account the cultural value of the existing building at Ladugården 1. A muted color is considered appropriate for new construction so that the existing building at Ladugården 1 does not become less prominent in the landscape.
h1- The maximum ridge height is 19.5 meters above the specified zero level. This zoning provision is being introduced to regulate the height of the building rights permitted on each subdivided property. From the specified ground level of 11.5 meters above the specified zero level, buildings may be a maximum of 8 meters high to the ridge.
n1 - The ground elevation above sea level shall be +11.5 meters. This planning provision is introduced to ensure an appropriate ground elevation in light of the risk of flooding. The ground is raised in some places and lowered in others to protect future developments from flooding. See Figure 11.
