A unique opportunity to purchase this elegant condominium with a lakeside lot at one of Djursholm’s most exclusive addresses. The residence maintains a very high standard throughout and is located on the ground floor with direct access to the lot, which is divided and leased together with the condominium. A spacious living area consisting of a dining room, living room, flower room, and library, featuring magnificent fireplaces, built-in bookshelves, herringbone-patterned parquet flooring, and a ceiling height of 3.10 m, with a breathtaking view of Värtan. The kitchen, with a dining area, is connected via a beautiful serving corridor to the dining room, which can seat up to 20 dinner guests; the room is characterized by stucco moldings and columns, and the library/fireplace room—which serves as the home’s centerpiece—is adorned with a stately black porphyry fireplace. The living room, like the other living areas, is very spacious and has room for a variety of furnishings; it is aligned with the flower room, which is bathed in light thanks to its windows facing three directions. From here, you can also access the garden and the south-facing paved patio, which is complemented by a landscaped rose garden with gravel paths and views of the water. The property is mature and offers a sense of privacy, surrounded by flowering beds, shrubs, and trees such as rhododendrons, laburnums, privet, lilacs, and forsythia.
The apartment is located on the ground floor and is accessed via the original main entrance on the villa’s south gable. There is also a kitchen entrance, accessible via the stairwell, which provides easy access to the basement, where residents share a laundry room and a lovely sauna area with a shower and restroom, as well as a separate basement storage room.
The villa itself, located at one of Djursholm’s most desirable addresses, was built in 1909 as a private residence and converted into four apartments in the 1950s; since 2007, the units have been offered as condominiums with the option to use a garage, with one parking space per condominium. The property also includes a dock with a sun deck of approximately 80 square meters and one boat slip per condominium unit.

Description

Interior

The apartment is laid out on a single level, with an entrance leading to an outer hallway featuring a beautiful limestone floor and a coat closet that opens onto the inner hallway, adjacent to which are a guest restroom and shower. The hallway also features additional built-in closet space and a built-in safe.
Double doors lead into the library/fireplace room, which forms the heart of the floor and serves as the entry point to most of the rooms. This room features a magnificent black porphyry fireplace, built-in bookshelves, herringbone parquet flooring, and “Dara” wallpaper by Manuel Canovas adorning the walls.
The dining room, which seats up to 20 dinner guests, is enclosed by walls painted in St. Petersburg blue and features herringbone-patterned parquet flooring, columns, and beautiful stucco work. The room is defined by the fireplace and its large windows overlooking Stora Värtan.
Facing the water is also a spacious living room with built-in bookshelves and plenty of room for various seating areas, featuring walls painted in a soothing shade of green and herringbone-patterned parquet flooring.
From the living room, you can access a flower room with large windows facing three directions. From here, you can step out into the garden and onto the paved patio. The walls of the flower room are painted the same shade of green as the living room, and beneath the rugs lies a marble floor.

The kitchen and dining area feature a checkered linoleum floor, and the walls in the dining area are covered with Sanderson’s “Silvi Clouds” cloud-patterned wallpaper. The kitchen cabinetry is white, and the countertops are made of marble and stainless steel, respectively. The serving hallway, which connects the kitchen to the dining room, is lined with display cabinets along one long side, featuring a countertop and a marble work surface. There is also a fully integrated washing machine here, and a laundry room is located in the basement, which is most easily accessed via the interior stairwell.

The apartment currently features three bedrooms and a study, two bathrooms, and an additional separate toilet. The room currently used as the master bedroom overlooks the water and features built-in bookshelves and two built-in closets. The bedroom near the entrance has built-in closets, and just past the kitchen is another bedroom with its own entrance and a separate toilet. All bedrooms have hardwood floors. The study, which was previously used as a bedroom, features built-in closets and bookshelves, as well as herringbone-patterned hardwood flooring. The apartment’s larger bathroom, with limestone floors and white-tiled walls, is equipped with both a bathtub and a shower, as well as double sinks.

The property also includes a dock with a sun deck of approximately 80 square meters and one boat slip per condominium unit.

Real Estate and Associations

  • Svalnäs expanded rapidly during the first decade of the 20th century. The area took on an upper-class character, and the villas built there were architecturally on par with those in central Djursholm. The predominant styles were National Romantic and Art Nouveau, which often appeared in blended forms. In the hilly area of northeastern Svalnäs, where Väringavägen is located, the roads wind their way around the large lots. Fertile valleys with lush garden-like vegetation alternate with lots where rocky outcrops are exposed and the vegetation is sparse. The villas, situated centrally on the lots, are often both large and tall. The architecture ranges from richly decorated Art Nouveau and National Romantic villas to austere 1920s Classicist buildings. What they have in common is that most of the houses are individually designed and often architect-designed. The area is considered particularly valuable from a cultural-historical perspective. The property owned by Brf Ägir 7 is located at Väringavägen 8a.

The lot, which is held as freehold property, measures 3,231 square meters. The lot is divided into areas designated for use and maintenance by each condominium unit and is assigned to the respective condominium unit. The property also includes a garage with one parking space per condominium unit, as well as an auxiliary building, which is managed, operated, and maintained by Condominium Unit 4. There is a dock facility with a sun deck of approximately 80 square meters and one boat slip per condominium unit.

  • Starting in January 2027, each condominium owner will be responsible for their own internet connection.

  • Parking

Gravel parking space next to the driveway, plus space for an additional car in the garage. Free parking at gatan.

  • Other Areas

Shared laundry room and sauna facility with shower and restroom.

  • The residential building on the Danderyd Ägir 7 property was constructed in the early 1900s as a private residence. The building was designed by architect Erik Lallerstedt, a professor at KTH. In the 1950s, the house was converted into four cooperative apartments owned by the Ägir 7 Trading Company, with each apartment owner serving as a partner. The building is considered by the Municipality of Danderyd to be of cultural and historical interest.

Since 2007, the property has been owned by the Ägir 7 Housing Cooperative. The housing cooperative was registered on May 7, 2007. The cooperative’s current financial plan was registered on June 18, 2007, and its current bylaws were registered on October 2, 2010, with the Swedish Companies Registration Office. The association is classified as a genuine housing cooperative, known as a “private housing company,” under the Income Tax Act (1999:1229). The association has its registered office in Djursholm.

The property features a main building on a garden lot that slopes down to the water and includes a private dock. The building’s living area is approximately 828 square meters, divided among four condominiums. Each condominium has a storage room in the attic and one in the basement. A shared laundry room and sauna facility with a shower and restroom are located in the basement.

  • Renovations in the Association

The board has developed a maintenance plan that it follows and updates on an ongoing basis. However, changes and reprioritizations may occur in response to changing needs. No major maintenance work is currently scheduled. The roof is monitored and maintained on an ongoing basis.
