Selected renovations

Kitchen: Kvänum kitchen from 2018.Mielekitchen appliances from 2018, including 3 ovens, a wider cooktop (90 vm), a wine cooler, and a full-size built-in refrigerator and freezer.

Washer/dryer: Bosch washer from 2019. Electrolux dryer from 2013.

Bathrooms: 2 bathrooms. The upper floor was renovated around 2008. A new bathroom was added in the basement in 2013. 

Other buildings: Greenhouse (2013), bike shed (2016), and garden/firewood shed (2021).

Exterior sheet metal work, gutters: Sheet metal work performed by Larssons Plåt on Lidingö. Larssons inspected the sheet metal work in 2020, at which time the red sheet metal was also repainted with sheet metal paint. Larssons Plåt also installed the standing-seam metal roof on the bike shed in 2019.

Basement: In the spring of 2013, the entire basement was renovated; the old, thin concrete slab was chiseled away, the floor was excavated by 20–30 cm, insulated, and reinforced, and a new concrete slab with a water-based geothermal heating system was poured. The new laundry room, bathroom, boiler room, and “workshop” were then fitted with tile floors.

Drainage: In the fall of 2016, the old porch and the old deck were demolished, and new drainage was installed around the house at a deeper level. Insulation was added using Isodrän and a Platon mat. A new stormwater pump was installed (located at the entrance to the rose garden). Before the drainage work, moisture would occasionally seep through the basement wall. Since the drainage work was completed, it has remained dry.

Chimney: Pressure testing and repairs to the chimney stack were performed by the previous owners in 2008. A certified chimney sweep was performed approximately 2 years ago. An inspection of the flues was conducted in 2015 with a view to possibly installing an insert on the upper floor. This is possible; there are 9 flues in the chimney.

Water and Sewer: During the basement renovation in 2013, all sewer pipes in the basement were replaced from cast iron to plastic. The kitchen renovation in 2018 also included new sewer lines from the kitchen to the main sewer lines.

Exterior
: Wooden exterior with clapboard siding; the entire exterior was scraped and repainted in the spring of 2024. Rot-damaged clapboard siding was replaced.

Windows: The windows are mostly original, except for the porch, which has new (2016/17) windows and a front door from Allmogesnickerier in Leksand. All other windows in the house were removed and renovated in the spring of 2024. All window frames were also sanded and painted in 2024.

Heating: IVT geothermal heat pump installed on September 15, 2008. Electric underfloor heating in the entryway, kitchen, and as a supplement in the basement bathroom.  

Electrical: There are two electrical panels in the house. One is located in the laundry room and was installed in 2013 during the renovation of the basement. The other is located in the “workshop,” where, among other things, the kitchen’s floor heating is controlled. It was installed there during the kitchen renovation in 2018.

Three-phase/two-phase and amperage for the main fuse and any car charger: 3-phase, 25 amperes. Charge Amps 22 kW car charger with two outlets, installed in 2023.

Lot/Garden: The rose garden was planted in 2017. Otherwise, the garden has been regularly maintained and developed into a lovely place to relax. The fence/trellis facing the road and driveway was installed about 4 years ago.

Patio: A new deck was built in 2016, at which time the posts supporting the porch roof were also replaced. The railing was repainted in 2024. 

Driveway: Tumbled pavers laid in 2017, when the gateposts and retaining wall were also installed.

Other: The flooring in the two smaller bedrooms/studies was replaced in 2021, along with the addition of two new sleeping areas.
