The Association

The Bartelska & Törneska Husen Condominium Association is a genuine association that purchased the building and the land on which it stands in 1990; the association was formed in 1988. The apartment in question is located on the top floor of the Bartelska building.

The association consists of four properties dating back to the 17th century, built on medieval foundations, located at Själagårdsgatan 2, Köpmangatan 3, and Kindstugatan 2–4. The building contains 17 condominiums with a total living area of 1,725 square meters and two rental units with a total area of 225 square meters. Four commercial units are held as condominiums with a total area of 266 square meters. The Swedish Academy owns some of the apartments and has a representative on the board.

The association is a genuine association that does not recognize legal entity status. There is no requirement for registration in the municipal register. There are no regulations regarding shared ownership. Dues are paid monthly in advance. No mortgage or transfer fees are charged. Financial management is handled by Frubo. The apartment includes a storage unit in the basement. There is no laundry room, and bicycle parking in the courtyard is limited.

The association rents space in the lush courtyard and has full access to it. 

The property is a legally protected historic building and is classified as “blue.” Blue is the highest classification, andhistoric building designation is granted to protect environments deemed to have exceptionally high cultural and historical value. No changes—except for the replacement of items such as appliances—may be made without special permission from the National Heritage Board. Since 2019, the County Administrative Board has approved a maintenance plan in accordance with these regulations. 

No major renovations are planned.
