93B Birger Jarlsgatan - Vasastan, Stockholm
This cozy one-bedroom apartment, located between two courtyards, is peaceful and quiet. 50.5 square meters according to the homeowners’ association, but measured at 48 square meters. The bedroom, kitchen, and living room are in a row; there is a large entryway with a walk-in closet and a bathroom featuring mosaic tiles throughout and a claw-foot bathtub. The living room features a working original tiled stove, and the kitchen opens onto a lovely balcony facing the courtyard with a view of a beautiful maple tree.
The association owns the property and is what is known as a “true association.” Financial management is handled by Rådrum. The association is well-maintained and has undergone several major renovations in recent years, such as roof and facade renovations. The plumbing was replaced in 1984–85. The association renovated the windows this spring.
Known future changes to the association’s finances: a loan of 3 mkr was paid off in early March; furthermore, the association is building three new apartments, which will have a positive impact on its finances when these are sold in the future and capital flows into the association. The plan is then to make principal payments on the loan.
Two courtyards, one of which faces Roslagsgatan cherry trees, two seating areas, a birdbath, a grill, and bike racks. The courtyard facing Birger Jarlsgatan has bike racks, a grill, a seating area, and an impressive maple tree. There is also a laundry room and a stroller storage area here. See the annual report, bylaws, and energy performance certificate for more information. The association’s website is www.vaduren2.se.
The seller is responsible for the transfer fee of 2.50% of the current price base amount as shown on the real estate agent's report.
The owner is responsible for the mortgage registration fee. The mortgage registration fee is currently 1.00% of the current price base amount per mortgage deed.
The association is classified as a natural person. Legal entities are not accepted.
RENOVATIONS
• 1984–1985: A complete renovation of the property was carried out, including replacement of the plumbing pipes and electrical panel, as well as renovation of the roof and facade
• 1998 Renovation of stairwells, including new entrances and doorways
• 2006 Renovation of courtyards
• 2010 Roof renovation
• 2012: Flushing of the main water lines and replacement of the sub-distribution center
• 2013 Renovation of courtyard facades
• 2014 Renovation of street-facing facades and chimney sweeping
• 2016 Pipe Flushing
• 2017: Renovation of retail space at Roslagsgatan . A new tenant was signed. In addition, a rental unit was converted into a condominium and sold. Final sale price: 6,465,000 SEK, which further strengthened the financial position (this is not reflected in the 2017 annual report). Security doors were also installed in several apartments that year.
• 2018 Pipe Flushing
• 2018/2019 Renovation of window frames and windows
• The laundry room at Roslagsgatan is scheduled to be moved to the basement, and the elevator will be extended down there. This is because the association has sold three commercial spaces that are to be converted into condominium units.
TV AND BROADBAND
Telia operates the association’s building network for broadband, TV, and telephone service. The basic analog TV package is included in the monthly fee, and a mandatory fee of 170 SEK/month applies for 100/10 Mbit broadband. The monthly fee for this apartment is therefore 2,638 SEK/month, including heat, water, cable TV (basic package), and broadband. A new agreement has been signed with Telia, increasing broadband capacity to 250 Mbit and including the “Lagom” TV package. The new price will be 200 kr per apartment. The 30 kr/month increase in cost will likely be covered by the homeowners’ association.
Large entryway with plenty of space for hanging coats, as well as a spacious, built-in walk-in closet. The bedroom, kitchen, and living room are arranged in a row facing a quiet courtyard surrounded by beautiful neighboring facades. A well-functioning tiled stove adds a cozy atmosphere to the living room.
The bathroom was renovated in 2012 and is in very good condition. It is fully tiled in aqua-colored mosaic with a towel warmer, electric floor heating, a freestanding bathtub, a toilet, a sink on a vanity with storage drawers, a wall-mounted mirror cabinet with lighting, and an additional wall-mounted cabinet. Electrical and plumbing connections are in place for a washing machine.
The kitchen dates from the 1980s and is decorated in white. It features a fridge/freezer, an electric stove with a convection oven, and a range hood. All appliances are from 2012. The kitchen opens onto a lovely balcony facing a well-maintained courtyard with a large, beautiful maple tree.
