Eldaren 12 Condominium Association

In 1978, the Eldaren No. 12 Housing Cooperative acquired the property Eldaren No. 12 in the City of Stockholm. The land is owned by the cooperative.

The association's bylaws are registered with the Swedish Patent and Registration Office in their current form.

Brf Eldaren 12 is a genuine condominium association. The association has no rental apartments or commercial spaces.

The association does not accept legal entities as members.

The property

The property was built in 1914 and consists of two apartment buildings, each Suites five Suites a total of 30 condominiums.

The total living area was originally approximately 2,819 square meters. It has been expanded to 2,911 square meters through the sale of attic space. No further sales of unfinished attic space are planned.

Apartment breakdown: 14 two-bedroom apartments; 2 three-bedroom apartments; 10 four-bedroom apartments; 4 five-bedroom apartments. Attic storage. The property has no garage spaces.

The apartments are equipped with cable TV and broadband from ComHem. These fees are not included in the monthly fee.

In 2008, new fans were installed in the courtyard building, and improved natural ventilation was installed in the street-facing building.

2009 Repair of water damage to the street-facing facade. New clothes dryer and drying cabinet. Light-colored surfaces in courtyards and stairwells. Partially new gas lines. Balconies have been added.

In 2012, the heat exchanger was replaced after 35 years, and roof access ladders were installed to improve safety during maintenance and snow removal.

In 2013, the pipes were flushed.

2015 The windows in the apartments are being replaced. 

In 2016, the facade and roof were renovated.

In 2017, the windows in the stairwell and the elevator were renovated.

2018: Planned replacement of the front door.

The association has a long-term maintenance plan with a corresponding funding plan to spread membership fees evenly over the years.

The kitchen features ample storage behind light-colored cabinets with leather-wrapped brass handles, white-tiled walls with upper cabinets, wall-mounted shelves in Carrara marble, and wall-mounted lighting. Fully integrated stainless steel appliances from Siemens, including an induction cooktop, two combi-ovens with oven, microwave, and steam functions, a dishwasher, and a double fridge-freezer.

Two large bedrooms are quietly situated facing the courtyard, one of which has a separate entrance to the courtyard with a security door. Two additional bedrooms and a living room with a large bay window are located along gatan side.

Spacious family bathroom, fully tiled in white with gray floor tiles and underfloor heating. Freestanding claw-foot bathtub, shower, wall-mounted toilet, towel warmer, and double sinks on a vanity with storage cabinets. Additional built-in storage cabinet and a Miele washing machine and dryer. Heated mirrors in both the bathroom and shower room, which means they don’t fog up.

This cozy Suite meticulously renovated in 2016 with an incredible eye for detail. The kitchen and bathroom cabinets are from Ballingslöv, and all built-in closets are from Kvick and feature integrated electrical outlets. Cables have also been run through the walls to facilitate the installation of a sound system.
