THE ASSOCIATION

The Tallgården Housing Cooperative was founded in 1921 and acquired the property that same year. The association consists of 29 condominiums and 1 rental unit. The land is held under freehold title. The association is a so-called “genuine association.” The transfer fee and mortgage registration fee are paid by the buyer, at 2.5% and 1% of the purchase price, respectively. Legal entities are not accepted as buyers. The association fee is paid quarterly in advance. Each apartment includes a basement storage unit. The courtyard features seating areas, a laundry room, and bicycle racks. Cable TV is provided by ComHem, and broadband by Stockholms Stadsnät; broadband is billed at 363 SEK per quarter. The fiber-optic network was installed in 2015.

A building permit has been issued for a balcony off the kitchen window, but discussions about the project have stalled. If there is interest, a new owner could revive the project.

In 2017, the attic apartments in the courtyard building were completed, which resulted in the association receiving cash proceeds. In 2018, part of the loans was repaid, and the current level of debt is very low. The association has gradually improved and renovated the common areas throughout 2018.

2014 Two attic floors added to the street-facing building. Repainting of walls. Repair of cracks in the courtyard building’s facade and walls in both courtyards. Extension and renovation, including replacement of the elevator motor. Installation of windows in the bicycle shed; painting of wooden structures and gates in the inner courtyard. Painting of the railing in the backyard. Automatic gate opener for the street-facing building. OVK inspection. Pressure booster pump. New equipment and partial renovation of the laundry room.
