Brf Bojen 14

Brf Bojen 14 is located in an industrial building from the 1920s and 1930s that is in very good condition and consists of 47 apartments and one rental unit. The apartments, which have entrances on Fridhemsgatan 55, are newly built and were converted from offices to condominiums in 2008. The apartments at Kungsholms strand 135B were built in 1972 when the property was converted from industrial use to a rental building. The attic apartments on floors 9 and 10 were converted into condominiums in 2010.
The association has one commercial tenant.

Pipes
In connection with the new construction in 2008, all pipes in the apartments in the Fridhemsgatan 55 building were replaced. During 2015–2016, all pipes in the apartments on Kungsholms strand were replaced.

Laundry Room
All newly built apartments have a washing machine and dryer. The communal laundry room is located on the 3rd floor in the Kungsholms Strand stairwell and has 2 washing machines, a dryer, a drying cabinet, and a clothes press. A laundry station that does not require a reservation is located outside the laundry room.

Storage
Each apartment has its own storage unit somewhere in the building.

Elevator
Kungsholms strand has a large elevator, while Fridhemsgatan has a smaller one. You can walk between the stairwells inside the building. There is an accessible elevator, as well as stroller and bicycle storage, at the Fridhemsgatan entrance. Both entrances have spacious stairwells.

Parking options at
: Bfr Bojen 14 has a heated garage with an entrance from Fridhemsgatan. The cost for a car space is 1,500 SEK/month, including VAT, and for a motorcycle space, 500 SEK/month. Garage spaces may only be rented by members of the association. There is almost always a waiting list of several years to secure a space. The garage is shared with the neighboring association, Brf Chokladfabriken.

Car owners who are registered as residents in the district can apply for a resident parking permit at the Street and Property Office by calling 08-508 263 00. Alternatively, hourly or daily parking tickets can be purchased on site.

TV and Broadband
The apartment has cable TV from Comhem, and the basic package is included in the monthly fee. Internet service is provided via fiber optics by Bahnhof at 100 megabits per second and costs 150 kronor per month (mandatory).

Courtyard
The neighboring association, Brf Chokladfabriken, occupies a larger portion of the courtyard with its own garden furniture. Bojen 14 occupies one-third of the area closest to the gate from the inner courtyard. That section gets the most sun. The association’s own (white) garden furniture may be used by association members.

Common Areas
Bojen 14 has no common areas other than the laundry room and no guest room that members can use.

Renovations at Kungsholms strand 135 B
In 2015–2016, the risers were also replaced in the stairwell at Kungsholms strand.
In 2017, the entire stairwell at Kungsholms strand 135 B was renovated.

History
The property is a former chocolate factory, which has given it its unique character. Many people recognize the illuminated neon sign “Tag alltid Tulo,” which has been mounted on the gable facing S:t Eriksbron since the 1950s.

Ongoing renovation (to be completed before spring/summer)
The homeowners’ association has begun renovating the facade and windows.
