The Bartelska House, a 17th-century palace in the heart of Gamla Stan, is considered the most interesting building in Stockholm after the Royal Palace and the Tessinska Palace. It features 18th-century ceiling paintings and Tessinska stucco work. This also applies to the interior of the charming and fully renovated 58-square-meter two-bedroom apartment on the second floor. The apartment is flanked by a magnificent chestnut tree on Brända Tomten, and there is also access to an award-winning courtyard, one of the few of its kind. All in all Gamla Stan delightful home offers the absolute best of Gamla Stan .

Description

Interior

The entrance leads directly into a spacious living room featuring two built-in closets, a custom bookshelf, and enough space for both a sofa set and a dining table. The room boasts magnificent ceiling paintings and overlooks Brända Torget, located right outside.

Adjacent to this is a cozy bedroom, which also features beautiful ceiling and window paintings of the highest quality.

Across from the living room is the kitchen, which features an excellent dining area. The kitchen is a high-end Poggenpohl design and provides a clean, white accent that stands in stark contrast to the many preserved original decorative elements.

Next to the hallway is a smaller room with an en-suite bathroom. The bathroom features high-end finishes, including tiles from Fired Earth, and is, of course, equipped with a washing machine.

The apartment has a storage room in the basement.

Association

The Bartelska & Törneska Husen Housing Association is a stable association in a well-maintained building. The building contains 17 apartments and commercial spaces. Two of the commercial spaces are rental units.

The property is insured through Brandkontoret and has supplemental insurance through IF. Each co-op owner is responsible for insuring their own personal belongings and furnishings.

The Swedish Academy owns approximately nine apartments on behalf of its members and has a representative on the board. The association is a genuine association, as confirmed by an investigation conducted by the Swedish Tax Agency.

Legal entities are not permitted. The association has restrictions on subletting. There is no registered requirement for residency registration. There are no regulations regarding shared ownership. The association owns the house and the land it stands on. The association rents space in the lush courtyard and thus has full access to it. Coffee in the sun in the courtyard is highly recommended.

At this time, no transfer fees or pledge fees are charged.

The property is in good condition; the roofs have recently been painted, and the only major work expected in the future is repainting the facade, though this is at least ten years away. The water and electrical mains were replaced in the 1970s and are in good condition. There are currently no plans to renovate these systems. The association’s finances have historically been very sound, with relatively low debt; see the annual report for further details. No fee increases are currently planned.

The apartment includes a small basement storage unit; the building has no other common areas except for a small space for a few bicycles in the small courtyard.

The heating system is direct-acting electric. There is no parking space assigned to the building; however, residents registered at this address are eligible for a resident parking permit that Gamla Stan them Gamla Stan park in any resident parking spot throughout the entire city Gamla Stan .

It is important for prospective owners to know that the property is a legally protected historic building. This essentially means that nothing of the original structure may be altered without special permission from the National Heritage Board; however, there are of course no restrictions on routine maintenance or replacing appliances and the like.
