About two mil south of Eskilstuna, in the beautiful and gently rolling countryside of Sörmland—with fields and meadows interspersed with forests rich in hardwood trees—we find the parish of Näshulta. Here, high on a hill by Lake Näshulta, lies Österby Gård, which has been in the same family’s possession since it was built in the late 1800s. The property consists of 3.5 hectares of land with a long private shoreline. The property features an impressive 620-square-meter main house dating from 1895, a wing, a bakery cottage, and a charming bathhouse. Welcome to a delightful farm setting with beautiful surroundings.

Description

BUILDINGS

FARMHOUSE, APPROX. 620 SQUARE METERS

Built in 1895 based on designs by Max Hermelin as a sort of hybrid between a manor house and a castle-like villa. The roof, in a modified Carolingian style, is crowned by a flag balcony and an ornate chimney cap. The austere yet impressive exterior is matched by an equally impressive 19th-century-style interior featuring soaring ceilings, rich stucco decoration, and large tiled stoves. The ground floor features five living rooms and a kitchen area added in the 1920s, which includes a breakfast room, two maids’ rooms, and a serving room. A boiler room is located beneath the kitchen balcony.

Upper floor with six bedrooms and bathrooms dating from the 1950s. All bedrooms have their own sink. Attic with an impressive roof truss structure and a flag-style balcony. The entire main building is in need of renovation, except for the facade, which has been recently replastered. See the attached inspection report for more information.

WING, 225 KVM

Most likely the original farmhouse from the 1890s, modernized in 1944 and 1980. The house is approximately 225 square meters, spread over two floors. The ground floor features a kitchen and large living areas with access to a flat lawn. The upper floor has four bedrooms, a bathroom, and a laundry room. In need of renovation.

BAKERY

A charming little bakery cottage that is currently used as a storage shed. It could be converted into a guest house.

GARAGE

Two-car garage with an attic storage space, electricity, and water.

WATER TOWER

A cistern built into an ornate building. Not in use.

SAUNA

A wooden cabin in the "sportstuga" style by the lake. Wood-burning heater.

THE LOT

The property consists of 35,141 square meters of land with a long private shoreline. The grounds feature landscaped lawns and gravel paths adjacent to the buildings. From the main building, the property slopes southward to a sauna and bathhouse. Below the wing is a private swimming area with a dock. The northern part of the property consists of two large meadows; a tennis court was previously located here.
