Stenshuvud–Kivik, Kivik
A historic farm that has been in the same family for five generations, with a main building whose extensive and thorough renovation began in 1999, featuring consistently high-quality materials and the preservation of the stone foundations, some of the original beams, and the addition of new ones. Generous living areas, bedrooms, guest rooms, an office, and a glass-enclosed veranda framed by a landscaped garden and pool area; a pool house with sliding glass doors, insulated with underfloor heating and tile flooring throughout the entire pool area, all in a completely secluded and undisturbed location.
A cozy, fully equipped guest house with its own garden and parking, perfect for guests and/or rental.
A large outbuilding of approximately 120 square meters is used for storage, an art studio, a garage, utility space, and a workshop. It also houses a fully equipped laundry room with a wooden deck outside, as well as a fold-out staircase leading up to a furnished upper level of approximately 50 square meters, currently used for storage. The eastern extension features an electric car charging station.
The heating system consists primarily of geothermal heating (approximately 500 meters of tubing) combined with a boiler. New boiler installed in 2022, along with a partial air-to-air heat pump and two fireplaces.
Electrical installations have been carried out gradually by a certified electrician; in 2021, solar panels were installed, totaling approximately 200 square meters and estimated to generate about 25,000 kWh per year. A charging station was also installed at that time.
There is a separate, newer “spa facility” that is winterized, featuring a wood-burning sauna with a glass wall facing the garden, as well as an infrared sauna, a shower stall, and a relaxation area with armchairs. Outside, there is a built-in shower (integrated into the wooden deck) and an outdoor shower.
The farm dates back to the 19th century and has an exciting history spanning five generations. It has long been used for farming, raising pigs, cows, and horses; in the late 19th century, additional land was purchased from Svabesholm. At that time, brooms and rakes were made, painted green—a trademark of the farm—and sold at the Kivik market. In the early 1900s, the farm was renovated, and the classic thatched roofs were replaced with cement tiles. The farm’s agricultural operations were well-developed, and the entire Stenshuvud area was leased for summer work. Later, apple and plum trees were planted on the land, and another farm was purchased. In the mid-1950s, the farm was inhabited by two families before the current owner took over the farm in 1982 and engaged in, among other things, apple cultivation (a total of approximately 12,000 trees). When the current owner began operating multiple businesses and intended to live permanently on the farm, the property was completely renovated and modernized during the 1980s and 1990s and is well-maintained and inspected.
