Brf af Grubbens is a genuine housing cooperative formed in 1998. The cooperative consists of 5 apartment buildings and offers 42 condominiums totaling 4,658 square meters. The land is held under a leasehold. Joint ownership is permitted; legal entities are not accepted. A transfer fee of 2.5% of the current price base amount (currently 1,312.50 SEK) is payable by the buyer. A mortgage registration fee of 1% of the current price base amount (currently 525 SEK). The apartment includes a basement storage unit of approximately 10 square meters.

In light of rising costs (particularly energy prices and interest rates), the board has just raised the fee by 15% effective January 2024. It is important to emphasize that the association has a stable financial position with sound financial management, and that funds are set aside on an ongoing basis for necessary repairs to keep the properties in good condition. The association has a stable and healthy cash position.

History

The City of Stockholm’s Northern Welfare and Work Institution opened in 1860 to care for the temporarily unemployed poor who lacked housing. After four years, the system was changed, and Grubbens became solely a welfare institution intended to assist the poor who, due to illness or accidents, were in need of help. The name Grubbens came from the owners—the Grubb family of merchants—who had owned the area since the 18th century. 

The institution, which began as a welfare facility, gradually evolved into a hospital dedicated solely to medical care. As a result of this development, its name was changed to St. Erik’s Hospital and Nursing Home. Over the years, the residents of the welfare unit were transferred to other institutions, and the facility’s focus shifted exclusively to medical care. In 1933, the name was changed to St. Erik’s Hospital.

In 1972, a new treatment building was added. However, developments were moving slowly but surely toward the closure of S:t Erik as an acute care hospital. In 1981, it was decided that the hospital would be closed, and according to the plans at the time, S:t Erik was to be converted into a senior care center with resources for, among other things, long-term care. That was not how things turned out, however. The new treatment building became S:t Erik’s Eye Hospital, and the old buildings were demolished—with a few exceptions—and the area was transformed into the current residential neighborhood.

The Brf af Grubbens housing cooperative was founded in 1998 and consists of 42 apartments in five buildings in the S:t Eriks area on Kungsholmen Stockholm. Four of the buildings served as support facilities for the now-demolished S:t Eriks Hospital and were built in the late 19th century. The buildings were completely renovated in 1999. One building was newly constructed in 1999. The S:t Eriks area was designed by city architect Alexander Wolodarski.

The building at Grubbenstorget 14 is an old stable dating from 1874 that was used as a storage space and studio during the latter part of the 20th century.

The architects and designers of the association's building are Thomas Sandell of R.O.O.M. and Lars Bastmark of Södergruppen Arkitektkontor. SKANSKA served as the general contractor.

In 2012, Prince Charles, who has a keen interest in architecture, visited the area together with Carl XVI Gustaf and was given a guided tour by Aleksander Wolodarski. During the visit, they were also given a tour of the interior of the townhouse at Grubbenstorget 14. According to Wolodarski, the Prince’s book *A Vision of Britain* was one of the sources of inspiration for the area.
