The Association

 The property was built in 1929 and consists of 23 apartments, all of which are condominiums, as well as 3 commercial units, one of which is a condominium. The condominium association was formed in 2007, and the property was acquired in December 2009. The courtyard features a barbecue, seating areas, and bike racks. There is a laundry room in the building. The apartment includes a basement storage unit. The building has a garage with 8 spaces; a waiting list system is in place. The monthly rent for a space is 1,680 SEK. Legal entities are not permitted as members. Residents must be registered at the property. The association has a leasehold agreement with the City of Stockholm valid through December 31, 2024. 

The neighborhood has good bus service on lines 3, 76, and 96, and line 59 is a short distance away. The nearest subway station is Skanstull. A short walk away is Vitabergsparken with its lush greenery. There’s an outdoor stage there that’s used by, among others, Parkteatern from June through August. In contrast, the bustling area around Nytorget is just a stone’s throw away, with restaurants and cafés perfect for socializing.

Installation of three-phase power to all apartments. Security doors were installed in apartments that lacked them.
2016 The elevator was retrofitted to meet EU standards, and a new elevator car was installed. The elevator was extended to the basement/garage and the attic. Move-in on June 1 to the apartments in apartment . The lighting in the stairwell was replaced with LED lights. The garage has returned to the association’s management. The garage has been repainted and equipped with LED lighting.  Switch to FTX ventilation with heat recovery.
2017 A new wringer was installed in the laundry room; all gas lines in the building were inspected; ventilation in the trash and bicycle storage rooms was improved; and an OVK inspection was conducted and approved. 2018 Facade renovation facing the courtyard; the ventilation balconies were renovated and some downspouts were replaced; the bicycle storage room door received reinforced security hardware; painting work was completed; and the floors in the community room and on the staircase to apartment were refinished.
2019 Radon testing was conducted by U.A. The swing doors in the entrance were renovated and fitted with new brass knobs.
2020 An energy performance certificate was issued. A stroller storage area was built in the courtyard. Maintenance painting of the entrance door and the windows facing Katarina Bangata. The entrance door was reinforced with a strike plate. An extraordinary homeowners’ association meeting decided to build balconies facing the courtyard.
2021 Building permits and a notice to proceed were granted for the balconies facing the courtyard. The contract with Stockholms Stadsnät was extended by 5 years. New internet speed increased to 1000/1000 Mbit/s. New trash chute in the entrance. New sub-distribution center for heating and hot water, as well as a “deaerator” to remove oxygen from the water supplied to the radiators.

The location next to Vitabergsparken is unique and part of Stockholm’s historic district. August Strindberg depicted the area in *The Red Room*, and Per-Anders Fogelström’s novels are also set in the streets surrounding the park and in the buildings within it. There are many older, well-preserved properties remaining, managed by AB Stadsholmen. The northern part of the park features Stockholm’s oldest allotment gardens, and there is an open-air theater used in the summer and a Christmas market in December. At the park’s highest point stands Sofia Church, completed in 1906, offering a fantastic view of Stockholm. The older buildings surrounding the park and within it are considered by the Stockholm City Museum to have “exceptionally high cultural-historical value.”

Nytorget, with its restaurants, is just a stone's throw away, and public transportation—including buses (lines 3 and 76)—is nearby. The Fotografiska Museum and Sofia Church are within walking distance.
