BASEMENT

Heated basement consisting of a laundry room, a lower closet for outerwear, a large room for hobbies, a drying room, and a boiler room. All rooms have tile floors.

Renovations

 In 1989, the property underwent a complete renovation, including the replacement of the electrical, water, and sewer systems, during which the potable and wastewater systems were separated. Replacing the roof was not necessary, as the attic was dry and has remained so ever since. Fresh air vents were installed in the roof. The exterior walls and attic floor were insulated with Styrofoam beads that were blown into accessible channels. Since the basement showed no signs of mold or moisture, no drainage work was performed. The basement has remained dry over the years.

In 2012, a complete renovation of all the property’s windows—including frames and trim, as well as attic and basement windows—was carried out. The windows were sanded down to bare wood, after which they were treated with linseed oil and painted with linseed oil paint. In addition, all sheet metal was painted on the exterior, also using linseed oil paint. The work included the side flashing on dormers, gutters, downspouts, and all window flashings, with those in the basement being replaced with new ones.

In 2012, the gas boiler was replaced with a modern one made by Weisshaupt. In 2020, the water heater broke down, so it was replaced with a new one.

In 2012, the basement was also completely renovated. English tile from Byggfabriken in Malmö was laid on the floor. The ceiling and walls were painted, and the vents were replaced. The house’s lower and upper entryways, as well as the stone staircase, were thoroughly cleaned and then refinished.

 

 In 2021, prior to the sale of the property, a thorough interior renovation of all surface finishes was carried out, during which the ceilings, walls, window frames, and trim were painted. Linseed oil paint was used on the window frames and trim. Standard ceiling and wall paint was used elsewhere. The floors and thresholds were sanded and treated with two coats of hard wax oil. The house’s lower and upper entryways, as well as the stone staircase, were thoroughly cleaned and then refinished.

During the interior renovation, the bathroom and kitchen fixtures were left as is so that the buyercould customize them on their own,even though they are currently fully functional and do not prevent immediate occupancy.

 The property currently has 100 megabits per second fiber-optic service and is part of Kraftringen's city network.

Garden

 As an essential part of the residence, a 1920s-style garden was laid out in 1990 based on a design by Per Friberg, a landscape architect and professor at Alnarp University of Agricultural Sciences. The garden, with its simple architectural concept, consists of a large, centrally located space—a lawn—surrounded on three sides by a tall, striking boxwood hedge that is approximately 70 meters long and 2.5 meters high. A fourth side, featuring the house’s east-facing facade, encloses the space. Behind the hedge runs a narrow space divided into four sections; with a path and a tall beech hedge separating it from the neighbors, this space embraces the central area along the entire property line. A beautiful seating area opens up to the southwest with planting boxes, where various plants bloom according to the season. The space is framed by the boxwood hedge and a row of columnar apple trees that bloom in the spring and bear fruit in the fall in the form of small, decorative, red, and tart apples.

Behind the boxwood hedge to the east lies a hazel grove, which in the spring offers a riot of color from blooming spring bulbs. An old pear tree, two walnut trees, and a mulberry tree rise toward the sky, providing not only lush greenery but also cool shade during the summer. In September, the walnut trees yield a bountiful harvest of nuts.

Old apple trees, including an Ingrid Marie and a Maglemer, still bear good, tasty fruit. The pear tree yields small, delicious August pears, and facing gatan , a tall plum tree gatan an abundance of Reine Claude plums.

Along the property line runs a path paved with bark mulch. A stone setting made of small and large cobblestones borders the walkways and lawn, as well as the floor of the arbour made of Norway maple. In the southeast corner of the arbour stands a 12-meter-high flagpole, whose pennant indicates the direction of the wind.
