Nejlikan Housing Cooperative

Brf Nejlikan is a genuine housing cooperative and a member of HSB. It is located at Sveavägen 87–89, 93–99, and Frejgatan 51–53 in Stockholm, just a few hundred meters from Odenplan. Both downtown and Hagaparken are within walking distance.

The association's building was designed by the renowned architect Sven Wallander. The move-in took place in 1926.

In 1991, extensive renovations were carried out, including work on the facades, roofs, and the installation of elevators. The facades and stairwells retained their original appearance. The plumbing was replaced in the early 1980s.

As part of the renovation, 14 attic apartments were built.

In the spring of 2014, an extensive renovation of the stairwells was carried out, and security doors were installed in all apartments.

The association consists of 169 condominium units, three rental units, and a garage with just over 20 parking spaces. The buildings are surrounded by parkland owned by the association.

Broadband

Most apartments have broadband service provided by Bahnhof. The cost of setting up a new broadband connection is borne by the homeowner, but the connection is arranged through the homeowners’ association. It is also possible to get broadband service through Com Hem or Telenor, but the cost is borne by the homeowner.

RENOVATIONS AND INVESTMENTS

The pipes were replaced in the early 1980s

In 1991, renovations were completed on the roof, facade, stairwells, and laundry rooms; three-phase electricity was installed in all apartments; and elevators were installed in all stairwells.

During the fall of 2011, the association completely renovated the laundry rooms, including both the surfaces and the equipment.

During the first half of 2014, the association replaced the doors with security doors in all apartments and renovated the stairwells.

In 2018, drilling for geothermal heating was carried out, and the installation was completed in January 2019. 

In 2020, the association signed a group broadband contract with Bahnhof. 

The association has raised the fee by 5% effective this year. Decisions regarding fee changes are made during the budget review in November. The association plans to renovate all 8 elevators in 2020/2021 and has begun soliciting bids.
