The apartment

The kitchen was moved to a more central location, where the balcony, the social kitchen island, and the Bertazzoni gas stove took center stage. Two spacious bedrooms were created, and the living room was also renovated. All floors were sanded, and where herringbone parquet was missing, new flooring was installed. In 2017, the building’s plumbing was replaced, and in conjunction with that, a luxurious bathroom featuring exclusive materials was created.

The kitchen was custom-designed by White Orange, and the interior was specially tailored. All cabinet frames, doors, and drawers are made of wood. The countertops are made of Carrara marble. The gas range is a Bertazzoni model and was imported directly from Italy. The stove has six gas burners, two ovens, a splash guard, and a powerful charcoal filter hood above it. The refrigerator and freezer are stylishly built-in and are by Miele. The dishwasher is also a built-in Miele model. A washing machine with a built-in dryer from AEG is also located in the kitchen, hidden behind a blue cabinet door. The faucets are from Dornbracht.

In 2017, the plumbing was replaced throughout the house, and the bathroom was completely renovated at the same time. The bathroom was expanded by removing a couple of built-in closets, creating space for a spacious shower and double sinks. The bathroom and its fixtures were designed by architect Jens Enflo. Underfloor heating was installed. The shower walls and floor are made of Carrara marble, as is the countertop for the integrated sinks. The faucets and shower are from Dornbracht. Custom-designed drain from Unidrain. Towel warmers from Nordhem. The glass wall of the shower is custom-built and extra thick.

In the entryway, you’re greeted by a stylish marble floor from Kolmården (the same flooring found in the stairwell). Further down the entryway is a beautiful, custom-built combination of a large closet, bookshelf, fridge/freezer, and wainscoting.

The front door meets the highest security standards, features a textured finish, and is equipped with a Yale Doorman v2 electronic door lock, which can be effectively combined with Verisure security.

The spacious living room is the apartment’s natural gathering place. It features a fireplace that the owners have chosen not to open up. The homeowners’ association has approved the restoration of the chimney, but there is no guarantee that it will be possible or what the cost might be.

In 2018, triple-pane windows with double-pane insulated glass were installed in all of the apartment's windows to provide sound insulation and save energy.

The apartment comes with two storage units in the basement.

The Association

Pontanjärgården 12 Condominium Association

The association's building dates back to 1935. The association was founded in 1984 and is a genuine association. The association owns its land.

There are 27 apartments, including one rental apartment measuring 98 square meters. In addition, there is a commercial space measuring 117 square meters.
