When you step into the entrance hall of the house, you see period details such as the beautiful staircase.

The entryway has space for hanging coats, and there are closets in the room for ample storage. From the entryway, you enter the kitchen, which features white cabinet doors with period-style handles and a checkered floor. The kitchen is equipped with a fridge/freezer, a gas stove, a dishwasher, and seating for a dining set. Windows facing gatan this room bright and cheerful, with plenty of counter space.

The living room has two large windows facing the courtyard, which let in plenty of light. There is room for both a dining set and a sofa set if desired, and the bedroom and kitchen are accessible from the living room. 

The bedroom, which faces the courtyard, has room for a large double bed, and there are built-in closets along one wall.

The bathroom is fully tiled, has a shower, and features a frosted window. A beautiful mirrored door with a frosted glass panel leading into the bathroom is a lovely detail.

The buildings are unique because they are among the first functionalist buildings in Stockholm and are designated as cultural heritage sites. The property was designed by architect Hakon Ahlberg, and the streets are named after areas in Sweden known for hydroelectric power.

The area is very charming and offers scenic surroundings, easy access to the subway, grocery stores, and the city center. Fältöversten is the nearest shopping center, with every kind of store you could imagine.

 

 

THE ASSOCIATION

Brf Hjorthagshus has 351 apartments and 10 rental units spread across eight buildings. The buildings were constructed in 1935 and are held under a leasehold; a new leasehold agreement was signed in 2015. 

Externally, the buildings are classified as “blue.” The apartments are connected to the gas network. Since the apartments have single-phase power and are fused at 16 amps, it is not permitted to replace a gas stove with an electric stove. However, an electric oven may be used.
Within the next few years, it is recommended that the window frames be repainted and that the surfaces in the laundry rooms be renovated.

- Stairwells were repainted from 2014 to 2016

The association has two laundry rooms, each equipped with a drop-in washing machine. 

TRANSFER FEE & MORTGAGE:
The transfer fee is 2.5% of the applicable price base amount per transfer and is paid by the buyer.
