Two family bathrooms. One of the bathrooms, which was completely renovated in 2015, is fully tiled in white, with gray floor tiles and electric floor heating. It features a bathtub, a sink on a vanity with storage drawers, a towel rack, a wall-mounted mirror with lighting, and a wall-hung toilet. The other bathroom (2009), which is slightly larger, has a shower, a sink on a wide vanity with drawers, a toilet, a washing machine, and electric floor heating.

A large and very cozy living room with wonderful natural light streaming in through large windows. One of the windows opens fully and has a railing installed to create a balcony-like feel, facing south toward the courtyard.

The open-concept layout features a kitchen with a dining area in a bright bay window facing Kommendörsgatan. The kitchen has plenty of storage behind high-gloss white cabinet doors, a large refrigerator and freezer (Samsung), an induction cooktop (Siemens), an oven (Bosch), a dishwasher, and a microwave.

Hedenbacken Housing Cooperative (Small)

The association has 79 condominiums. The association owns the land. 

The association is a genuine condominium association. The association owns a commercial space that is currently leased to a hair salon. 

Membership is granted only to individuals who intend to register their residence at the apartment. 

A joint purchase may always be made in the cases specified in Section 6 of the Housing Rights Act. The board may also grant permission for a joint purchase when, for example, parents and children wish to buy a property together. 

The building features very modern common areas, such as a clubhouse, gym, sauna, and pool, which are available to members. 

There is a shared laundry room with two washing machines, a dryer, a drying cabinet, a wringer, and ironing facilities. The machines were installed in 2011. 

The association has its own garage under the building with space for 51 cars and one motorcycle. The board allocates the spaces using a waiting list system. Only those who live in the building on a permanent basis are eligible for a garage space. 

The property was built in 1975 and acquired that same year by the association, which also owns the land. There is a main gate leading from gatan the courtyard and five gates leading from the courtyard. Four apartments are accessible only through their own entrances. Eleven apartments have entrances both from the courtyard and from Kommendörsgatan, Grev Turegatan, or Brahegatan. 

The shared courtyard features a landscaped garden, which was renovated in 2011. 

The property does not have an attic 

There are stroller and bicycle storage areas in every entrance. There are also bicycle racks outside the inner gates and inside the main gate, as well as in the bicycle storage areas at the main entrance and in the basement. 

No fee increase is planned for 2017. 

Renovations 

Water and sewer lines were replaced from 2007 to 2009

The OVK was last performed in October 2014 

A fiber-optic network has been installed. Broadband and a basic selection of analog channels (all SVT channels and TV 4’s main channel) are provided free of charge. Each member can then sign up for additional channels through AllTele, with which the association currently has an agreement. Landline phone service can also be signed up for through AllTele. 

Permission to sublet may be granted by the board upon receipt of a written application stating the reasons and providing personal information regarding the prospective tenant. The board may decide that the holder of the housing right must pay a fee for the sublet. 

A transfer fee and a mortgage registration fee are charged at 2.5% and 1%, respectively, of the applicable price base amount, and are payable by the buyer.
