The Association
Brf Mälartorget 13 is a genuine condominium association that was registered in 1974 and, in the same year, acquired the Midas 7 property in Stockholm. The association owns the land and comprises 20 condominiums as well as two commercial units. According to the 2025 annual report, the residential area totals 1,385 square meters and the commercial area 288 square meters. The property is insured with Brandkontoret. Heating is provided by direct-acting electric heating (very common in Gamla Stan).
At the end of 2025, the association’s loans totaled approximately 4.33 Mkr, and its cash and cash equivalents totaled approximately 2.64 Mkr. The association’s two commercial spaces generated rental income of approximately 1.11 Mkr during the year. The annual report indicates a debt ratio of 2,486 kr per square meter of total floor area.
The annual fee includes heating (the building is heated by direct-acting electric heating), household electricity, water, broadband, and cable TV. The association approved a 5 percent fee increase effective February 1, 2026.
Renovations
2025 Planting of new plants in the courtyard and installation of new, time-controlled courtyard and plant lighting. Review and improved labeling of the electrical panel. Systematic fire safety inspection, new fire extinguishers, and improved labeling of emergency exits. Recurring fire safety work was contracted out to Åkerlunds. New planting beds and paving around the courtyard fountains, as well as a new paved walkway between the restaurant kitchen and the storage room.
