Brf Fanan 12 owns and manages the property located at Banérgatan in Stockholm. The building was constructed in 1970 and converted into condominiums in 1998. The association consists of two well-maintained buildings: one facing the street and one facing the courtyard. It features one of Stockholm’s largest and most beautiful courtyards, with several patios, a lawn, trees, flower beds, swings, and its own soccer field. The association consists of 49 member apartments. The land on which the property stands is held as freehold. There is a joint group contract for TV (basic package) and broadband (250 Mbit/s), the fee for which is collected together with the monthly membership fee. CCTV surveillance is in place in both stairwells and the garage. Legal entities are not permitted as members. Subletting is permitted under certain conditions and only with the board’s approval. The association leases two commercial spaces to businesses, as well as three storage units and 25 garage spaces.
FINANCES
The association is very well managed and, moreover, completely debt-free, with over 2 Mkr in its coffers. No fee increases are currently planned (March 2025).
EL
Together with the neighboring association, our association has installed IMD, a system for individual metering and billing of electricity. This means that members now pay only for the electricity they use, plus a small fixed fee of 60 SEK per month. The cost of electricity is listed on the monthly statement from the association.
PARKING: There is a garage in the basement, operated jointly with the neighbors’ association. Electric vehicle charging stations are installed at 6 of the 25 parking spaces. The cost is 2,100 SEK/month for a standard space and 2,400 SEK for a charging space, plus electricity consumption. There is a short waiting list for garage spaces, and residents have priority (as of March 2025).

Waste sorting in the courtyard. Laundry rooms in both buildings with 2 washing machines, 1 dryer, and 1 drying cabinet, as well as a ironing room. Reservations are made via the website. Stroller and bicycle storage in both buildings. A well-known, large, and lovely courtyard with swings, a soccer field, large grassy areas, outdoor furniture, and flower beds.
